Do you charge an application fee?

Yes, but we don’t want to nickel and dime you, so one $20 application fee per apartment along with a one month security deposit is you committing to that apartment. If for some reason, we choose not to rent to you, your security deposit will be returned.

Are utilities included in rent?

The utilities included vary by location. You can call Rochester Gas & Electric to find out what the average of the past 12 month’s usage is to give you an idea, but your usage may be different which can change your monthly bill.  RG&E Customer Service can be reached at 800-743-2110.  Just make sure to specify the property address and apartment number (if there is one). Water and trash removal are always included.

What are your qualification standards for renting an apartment?

Your rent should be no more than 35% of your total household income. Cosigners are an option and their income must qualify. Income for all tenants must be stable and verified. You must have a clean previous rental history. Personal references, credit history and criminal/eviction records are also reviewed.

What appliances are included?

Each unit has a stove and fridge, and the majority of our apartments include a dishwasher. Washers and dryer availability vary by location, and may include machines, hook-ups or a coin-op set of machines....

Do you accept smokers?

We do not accept smokers. However, there are a few smokers in some buildings because they were there before our no-smoking policy was implemented.

Their continued tenancy is contingent upon smoke odor not impacting the space of their neighbors.

How do I make a maintenance request?

You may initiate a maintenance request on-line. Unless the problem is an after-hours emergency, do not contact a repair-person directly before contacting Rachel or you may be subject to paying the extra costs involved. All work orders need to be cleared through our office.

How do yearly leases and monthly installments work?

So you signed a new lease. Terrific!

Now you have rent payments to make. Usually you have to make your first rent payment, plus a security deposit, when you sign the lease. You absolutely have to have those paid in full before we will turn over the keys to your new pad.

When is my rent due?

LEASE PAYMENTS ARE DUE ON OR BEFORE THE 5th OF EACH MONTH. It needs to be received in our office (not postmarked) by the 5th. All payments received after this date are assessed a late fee of $50. Returned checks (NSF) are assessed a minimum $35 fee + late fees. Any tenant who has an NSF check must pay via Chase Quickpay or with a money order in the future. We reserve the right to collect the rent with one check even if we have accepted separate checks.

Can I bring a pet?

We love pets so sometimes, yes, you may have a pet BUT YOU MUST HAVE PRIOR WRITTEN PERMISSION for each and every pet. We allow pets for some places. We do not allow pets in other places. We allow only certain types of pets at certain locations. No dogs over 20 pounds are allowed without specific written permission. We do not allow pets that are on any form of dangerous/violent/aggressive animal lists. We charge a one-time $100 pet fee per dog and $200 pet fee per cat...

What if I want to contest the list of damages made to my apartment?

If you think the itemized list of damages made to your apartment is wrong (for whatever reason). Please send us a written request stating exactly what you think is wrong. We are happy to investigate your claim. Please don’t call us —it takes time to diligently investigate your concerns and we cannot do it while you wait. It is much better to generate a paper-trail and send us a simple note.

Key Move-Out Information

Lease ends at noon! Be aware that the lease ends at noon on the last day of your lease, unless you renewed. Anything left in your apartment after your lease expires will be considered abandoned. We will not be responsible for damage or loss of your personal property left behind so this means nothing can be stored in your apartment after the lease expires. Possession reverts back to Olive Tree Properties at noon on the last date of your lease.

Where can I find out about my security deposit?

We will MAIL YOU an itemized list of damages and deductions, if any, along with either your remaining deposit or an invoice for any costs over and above the deposit. This will happen within 45 days of the end of your lease.

There are no exceptions to this rule. You can’t make it go faster by pestering us but doing so might just slow it down (and annoy people who are trying to move in to their own apartments). So please bear with us. 45 days...
